
Chobham Farm North
What's being built
A new residential development is under construction on the old industrial land at the junction of Liberty Bridge Road and Leyton Road - just beyond the eastern edge of East Village. The site, known as Chobham Farm North, will deliver 106 new homes across two buildings, ranging from 6 to 11 storeys.
The homes will be a mix of tenures, including open market, London Affordable Rent and shared ownership. Ground-floor commercial space (196 sqm) is planned along the street frontage, with communal landscaped areas and cycle parking.
Who's behind it
The developer is Fairview New Homes, a London-focused housebuilder that acquired the site in 2023. The architect is AHMM (Allford Hall Monaghan Morris) - the same practice behind the original East Village masterplan. Landscape design is by Exterior Architecture.
Planning was approved unanimously in July 2024 by both Newham Council and the London Legacy Development Corporation (LLDC). Construction is scheduled to be completed by June 2028.
Where it fits in the wider picture
Chobham Farm North is the first phase of a larger site allocation. It sits immediately north of the existing Chobham Farm neighbourhood - the mansion block development you can see along Leyton Road - and directly borders Liberty Bridge Road, which most East Village residents use regularly.
The site is technically E15, not E20, but it's on the doorstep. Its delivery adds to a run of development activity along the Liberty Bridge Road corridor that has been reshaping this part of Stratford for the past decade.
